New East Village condos have historic touch

East River Partners announcedits newest residential offering — condominium development 415 East 6th Street.

Located in the East Village Historic District between First Avenue and Avenue A, the five-story project — once fully operating as the Adas Yisroel Anshe Mezritch synagogue — is being converted to luxury condominiums, while the synagogue will occupy part of the ground level.

The building will be delivered by the end of this year.

Millie Perry and Cornelia H. Van Amburg of Stribling Marketing Associates are the exclusive sales and marketing agents on the project.

“415 East 6th Street offers luxury buyers both a prime location and intimate living experience, which many people still prefer over many large glass towers that have come to market in recent years,” Perry said.

“Each of the three homes are designed with great detail and have distinctive character, which is sure to resonate with buyers.”

Designed by Kushner Studios to include a historic, 1910 neoclassical limestone façade, 415 East 6th Street is comprised of three unique residences.

They include: two floor-through, 1,900 s/f apartments, each a two bedroom, 2.5-bath residence plus office with original stained glass windows; and a three bedroom, 2.5-bath duplex penthouse comprised of over 2,500 s/f, including a north and south terrace that offer an additional 800 square feet combined.
Prices range from $2.95 million to $4.395 million.

DUMBO conversion tops out

Slate Property Group and Adam America Real Estate have topped out 51 Jay Street, the warehouse conversions in DUMBO.

A former industrial steel and glass factory, Eran Chen of ODA Architecture has transformed the historical landmark into 74 lofted homes.

“The topping out of 51 Jay Street not only marks a significant time for our construction, development and design teams, it highlights DUMBO’s evolving residential, commercial and retail landscape,” said Martin Nussbaum, principal and co-founder of Slate.

“With the upcoming openings of Empire Stores, 51 Jay Street, Brooklyn Bridge Marina, and more, we continue to see an increased demand from not only those in Brooklyn, but also those from Manhattan neighborhoods like Tribeca and the Upper West Side.”

51 Jay Street has received strong interest from Manhattan and Brooklyn residents, according to Dvir Cohen Hoshen, principal and co-founder of Adam America Real Estate.

“We achieved one of the highest price per-square-feet for the neighborhood at $2,083, and we’re nearly 75 percent sold with our launch taking place earlier this year.”

‘Passiveʼ rentals open in Park Slope

Ideal Properties Group is leasing The Greenstone in Park Slope located at 367 5th Avenue.

There are six available rental units, five of which are one-bedroom, one-bathroom residences that range in price from $2,700 to $3,000 and one two-bedroom, one-bathroom residence available for $4,100 per month.

Aleksandra Scepanovic, managing director of Ideal Properties Group, said, “Given the location, amenities and energy-efficient aspects of the building, we are certain the residences will all be rented quickly for their new occupants to enjoy.”

The Greenstone’s façade is covered with a solar skin and a solar awning sits on the roof.

The $1 million dollar rehabilitation of a 19th-century brownstone will generate 37,000 kilowatt hours of energy throughout the year, enough to power the heat, hot water and electrical needs of the retail store located in the building.

The six units are modeled after the “passive” energy-efficient architecture in Scandinavia and feature spacious interiors with the latest luxury amenities.
