NEW DEVELOPMENT: Closings underway at uptown conversion

Two teams tapped to sell One Manhattan collection

Extell Development Company has released The Skyscape Collection at One Manhattan Square.

The collection of homes situated on the highest floors of the new tower have 270-degree views of the East River, New York Harbor, Financial District, Midtown, and beyond.

Consisting primarily of three-bedroom homes and including five deluxe penthouses, the homes are being marketed by Douglas Elliman’s Ariel Cohen and Josh Rubin, along with Compass’ Heather McDonough Domi and Henry Hershkowitz and Jing Chen.

“We’re confident these homes will draw buyers looking for a prized residence within a building that is unlike anything else in the city,” said Christina Medina, director of sales at One Manhattan Square.

Each of the Collection’s residences features an entry foyer, living and dining areas, master bedroom suites, five-fixture master bathrooms with heated floors and steam showers, and windowed kitchens with breakfast bars. 

One duplex has already sold for over $13 million.

One Manhattan Square is situated on a two-acre parcel of land along the Lower East Side Waterfront.

Exterior design is by Adamson Associates Architects and custom interiors are by Meyer Davis Studio.

Residents of all 815 residences at One Manhattan Square have access to 100,000 s/f of indoor and outdoor amenities.

Prices start at $1.2 million and the property has a 20-year tax abatement. Extell is offering a Deferred Closing and Rent-to-Own Program.

Sales start at The Benny

Sales are underway at The Benny at 77 Clarkson Avenue, designed by the architecture firm, ROART.

Comprised of 44 units, including 35 one-bedrooms and nine two-bedrooms, pricing starts at $550,000. REAL New York is handling sales and marketing.

The building is divided into three sections, each measuring the same width as the typical Brooklyn townhouse.

The elevated center section creates an entryway for residents and for vehicles to access the building’s private ground-level parking garage.

The floorplans of the units are straightforward and practical by design, with the architects placing an emphasis on an abundance of natural light that streams in via large perimeter windows. 

Each unit is outfitted in modern, natural finishes: white oak hardwood floors run throughout, while matte-white cabinetry and polished white quartz kitchen countertops create a light, airy feel.

Four units on the elevated 1st floor and three units on the 6th floor enjoy private outdoor terraces. On the upper floors, most units look out onto Prospect Park and the Manhattan skyline.

Amenities include a ground-floor fitness center with bicycle storage and private lockers, private parking for purchase, a zen garden and roof deck.

● DNA DEVELOPMENT
Closings underway at uptown conversion

DNA Development announced that closings have commenced at 350 West 71st Street, the Upper West Side luxury conversion that combines two historic pre-war buildings into one contemporary condominium with a classic façade.

As construction nears completion, the seven-story building’s 38 residences and amenities are coming to life, as DNA welcomes its first residents.

Designed by DXA Studio and located on a cul-de-sac between West End Avenue and Riverside Boulevard, 350 West 71st Street offers two-to-four bedroom residences starting below $2 million.

Seven units have private outdoor space and two of four penthouses are already in contract. 
Amenities include a library, fitness center featuring Peloton cycling equipment, a children’s playroom; and bicycle storage. The building also offers residents a shared roof terrace with an entertaining and dining area.

Compass Development is the exclusive sales and marketing firm for the building.
