NEW DEVELOPMENT: Chetrit launches leasing at Parkhill City

Jamaica development launches leasing

Parkhill City, a multifamily rental complex being developed by the Chetrit Organization at 152-11 89th Avenue, between 150th and 153rd Streets in Jamaica, Queens, has opened its leasing office.
Designed by Hill West Architects, the two-building complex (pictured top) which faces Rufus King Park, will have 483 spacious studio through three-bedroom residences with contemporary finishes, hardwood floors, high ceilings, and windows overlooking park and cityscape views.
While maintaining the original arched entry and double-height lobby, the newly designed residences have modern finishes and kitchens with new appliances, glass-tile backsplashes, and stone counters. Tiled bathrooms offer soaking tubs and/or walk-in showers.
Other features include customized closets, including several walk-ins, and in-unit washer dryers.
Amenities include a fitness center and yoga room, children’s playroom, media rooms, several resident lounges, billiards room, karaoke room, indoor pool with lounge, chef’s kitchen and dining room, rooftop terrace with multiple jumbo screens, bike storage, central laundry rooms, and onsite parking.
Another resident perk will be continental-style breakfasts, served daily in the complex’s coffee-and-juice bar.
Parkhill City is earmarked for a late summer/early fall 2019 opening. Studios will range from $1,745 to $2,100 in rent, one-bedroom units for $2,250 to $3,100, two-bedroom units from $3,200 to $3,988 and three-bedroom units from $4,166 to $4,802.

Brooklyn condo building opens sales

The Symon, a new condominium adjacent to the Brooklyn Heights Historic District, has officially commenced sales. 
Located at 76 Schermerhorn, between Court Street and Boerum Place, the 13-story building recently topped out and is being readied for first closings in less than a year. 
The property is being developed in partnership with Lonicera Partners, Orange Management and The Davis Companies.
The property is designed inside and out by Studio DB and Colberg Architecture is the Project Architect.
The Symon features arched windows, a canopied entryway and hand laid brick.
Its 59 one-to-four-bedroom homes have entry foyers with solid panel doors, crown molding, eight-inch baseboards and inlaid wood flooring medallions with a basket-weave motif. Select residences will offer private outdoor space and terraces come complete with gas grills.
Amenities include a rooftop terrace, Peloton gym, playroom, storage, and bicycle spaces. A limited number of parking spots are available for purchase. 
With closings at The Symon estimated for Spring 2020, starting price will be $795,000. 

The Musso Group
First look at Queens rental complex

Developer/owner The Musso Group and exclusive leasing agent Citi Habitats have released a first look at The Noll and The Grove, a new rental community at 80-09 and 81-09 134th Street in Briarwood, Queens. 
Designed by Rawlings Architects PC, together the buildings will be home to 104 studio, one and two-bedroom residences – including nine duplex maisonettes with private street entrances.
Homes at The Noll and The Grove will have 10’ ceilings with exposed polished concrete beams, oversized windows and hardwood floors. The townhomes will each have a private entrance and dedicated stoop area. Open stairwells connect the ground floor living and entertaining spaces with the upstairs sleeping quarters.  
Shared spaces at The Noll and The Grove were designed to help residents connect and unwind. Amenities include a fitness center and an executive lounge.  Both buildings are crowned with furnished penthouse terraces with views of the Manhattan skyline.
Starting rents at The Noll and The Grove are yet to be announced, but leasing is expected to begin in this fall.

Big business at NJ beach condo

Homebuyers have purchased 30 percent of the new condominium residences at 365 Ocean in Long Branch before the boutique residential offering has even officially opened to the public.
Situated steps from the beach, 365 Ocean offers 57 residences. Each home features two bedrooms (some with dens), two baths and a private terrace or deck. Ocean views are seen from every home.
Prices currently range from the upper-$800s to $2.5 million, with occupancy available later this winter.
Developer Mark Built Homes and exclusive sales and marketing agent Coldwell Banker New Homes have an October grand opening date in sight.
365 Ocean features a modern seven-story design. Ceilings approach 10 feet and units have oak flooring. Every residence includes two secure indoor parking spaces.
Envisioned by Chicago-based interior designer Mary Cook & Associates, the homes also feature kitchens with islands, custom wood cabinetry, quartz countertops, and stainless steel undermount sinks with Kohler fixtures.
Amenities include a heated infinity-edge plunge pool, cabanas, a club room with wet bar, a theater television area, and access to an outdoor breezeway with a gas fire pit overlooking the ocean.

Rockefeller releases NoMad listings

Developed by Rockefeller Group, Rose Hill is a 45-story luxury condo currently under construction at 30 East 29th Street in NoMad.
Opening sales began less than six months ago, and the owner is now launching listings. Pricing begins from $1.195 million.
Rose Hill is Rockefeller’s first residential project in New York City. The name Rose Hill is a nod to the location of the building in a historic section of NoMad, once part of the 130-acre Rose Hill Farm estate. Designed inside and out by CetraRuddy, the building is inspired by Art Deco of the 20th century.
Rising over 600 feet in height and clad in an ornamental bronze façade, the property has 123 residences from studios to 4-bedrooms, many with private outdoor space.
There’s also a 37th floor private residents’ club with penthouse-like views, an observatory, library, private dining room and various indoor and outdoor entertaining spaces; and a lobby bar dubbed The Blue Room.
