
When Justine Mills of Corcoran got the listing for 436a Marion Street, a two-family townhouse in Bed-Stuy, it had already been on the market with another broker for six months.
“The moment I walked in the home, I could feel it in my bones that the house was special,” said Mills, who suggested the owners price it at $1,250,000.
They were hesitant at first since it hadn’t managed to sell at the original, lower asking price of $1,175,000. But Mills insisted it would sell, then took around 20 “lifestyle-oriented” photos to highlight the home’s details like exposed brick and fireplaces. After putting the photos online, Mills had 25 groups at her first open house.
“Within 24 hours we had five offers and our highest was $1,300,000,” she said.

Mills credits the flurry of interest to the authentic feel of the home (pictured top) as opposed to many others in the neighborhood that were bought out of foreclosure, renovated cheaply and quickly thrown back on the market at higher prices.
“436a Marion is so special because actual home owners lived there, put their special touches on it, and filled it with good energy and love,” said Mills.
