Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a 10,246-square-foot mixed-use property located in Washington, D.C. The asset sold for $2.080 million, according to Brian C. Hosey, divisional manager of the firm’s Mid-Atlantic offices.
Lorenzo Wooten, Jr., CCIM, an investment specialist in Marcus & Millichap’s Washington, D.C. office, had the exclusive listing to market the property on behalf of the seller, a partnership.
The subject property is located at 441 Chaplin St. SE in Washington, D.C., less than one mile away from the Benning Road metro. Currently built for church use, it sits on a .51-acre site and has over 12,000 square feet of usable space. The property’s newly renovated interior includes a 300-seat sanctuary, six bathrooms, large conference rooms, several office spaces, two areas built out for daycare use with separate entrances, a large lower level with 12-foot-high ceilings and a large parking lot.
“The property provided a unique opportunity for the buyer to secure a 10,000-square-foot building with off-street parking in the Fort Dupont submarket. The MU-3A commercial zoning will allow the buyer to redevelop this church into a much larger building for their non-profit services. Additionally, the seller was excited about our team sourcing an all-cash buyer,” said Wooten. “We are looking forward to assisting the seller with the purchase of a new church that we have identified for them in Prince George’s County.”
