A luxury rental on the Upper West Side making a big splash in the area near Central Park.
The Larstrand, located at 227 West 77th Street, was developed by Rose Associates and Friedland Properties in 2011 for $135 million.
“We’re an amenity rich building and renters love the advancements they see in the apartments, but the first thing renters ask about is the gym,” Molly Townsend, leasing manager at The Larstrand told Real Estate Weekly.
She added that The Larstrand’s full-service fitness center is positioned next to a yoga studio that can be used for classes or individual exercise.
The project is 40 percent leased so far, said Chiho Machado of Rose Associates.
The Larstrand joins a neighborhood of high-end luxury rentals such as Aire, on West 67th Street, and The Corner, on West 72nd Street and Broadway.
The 143 units range from 800 s/f studios to 1,700 s/f three-bedrooms. Most are studios and one bedrooms.
“It is a prime location,” said Machado. “I think we are really attracting traffic and potential tenants because of the location, but also because of the product.”
Prices for the units range from $3,175 for studios to $23,000 for three-bedrooms. A three-bedroom, three-bathroom apartment recently leased for $18,000 a month, while another is currently listed for $23,000 a month, according to Streeteasy.
Developers turned on the glitz when it came to finishes and amenities in the 20-story building.

A 5,400 s/f deck with private cabanas and an outdoor theater with TV screens grace the roof of the building, while inside, a fitness center, children’s room, lounge and additional storage are also provided for tenants. Individual units, which are LEED-certified, feature a bevy of built-in luxury.
The units’ kitchens feature polished Allura Blanco Crystal Quartz counters, stainless steel Bosch appliances, Bertazzoni gas ranges and convection ovens, and Samsung refrigerators with built-in LCD digital displays with apps.
Bathrooms in the units come with a de-foggable mirror medicine cabinet with built-in 15-inch TVs, Kohler tubs and showers, and heated bathroom floors.
High-end designer finishes, including Porcelanosa and Ceramica Sant’Agostino tiles, are also included in the rentals. The units are also tech friendly — they feature USB outlets in every room, so an iPhone never goes uncharged. After a preview period that began in the summer and ended in June, Machado said excitement really began building for the property.
“We have a lot of people in their mid-30’s renting units as second homes,” said Machado. “They like having a home in Long Island but want an apartment in New York City.”
Many renters with young children were drawn in by the proximity to popular local schools as well, she said.
Nearby attractions include Zabar’s, the Natural History Museum, Barney’s and of course, Central Park.
Rose Associates, which is handling the marketing and leasing of the building, recently offered a repeat business program for brokers that offers incentives for bringing in repeat clients.
Residents already moving in collect gift baskets by Leave it to Max, The Larstrand’s concierge program, that include a green cleaning supplies, a nod to The Larstrand’s LEED certification.
