The firm arranged a 1,542 s/f lease with Kiko Milano, an Italian professional cosmetics brand, and a 4,629 s/f lease with Line Friends, the mobile messenger characters brand.

Line Friends opened in July 2017, while Kiko Milano will open in winter 2017.

RKF Vice Chairman Ariel Schuster, Managing Director Ross Berkowitz, Associate Jason Wecker, and Associate Jordyn Comras represented the landlord, SL Green, in both transactions.

The Dartmouth Company’s Fritz Kemerling and Joe Mastromonaco represented Kiko Milano. Cushman & Wakefield’s Steven A. Soutendijk, Molly Sandza and Glenn Yang representedLine Friends.

1515 Broadway is a 54-story office tower in the bowtie of Times Square. It has LED super signs and is the international headquarters of Viacom and the home of the PlayStation Theater and the Minskoff Theatre.

The Kiko Milano retail space consists of 1,092 s/f on the ground floor and 450 s/f on the lower level. The Line Friends location consists of 4,629 s/f on the ground floor, and features 65 feet of wraparound frontage as well as exclusive use of 1,314 s/f of LED signage.

“1515 Broadway was the only column-free, jewel-box opportunity in this highly desirable retail corridor, making it the perfect fit for Kiko Milano’s first street store in New York City and for Line Friends’ first American flagship store,” said Schuster.

“Both brands will no doubt attract the crowds of residents, workers and tourists strolling Times Square.”
