BFC Partners announced today that Buyk, a new real-time grocery delivery service, has signed a lease for 4,000 s/f at The Garnet, a new mixed-income, mixed-use building at 1620 Fulton Street.
This is the first retail tenant to join the project. Jeffrey Roseman, Marc Frankel and Aric Trakhtenberg from Newmark represented the landlord in the transaction.
Developed by BFC Partners and SMJ Development, The Garnet offers 102 total affordable housing units with 94 being available through a lottery and eight being formerly homeless referrals from the City.
Buyk has signed a 10-year lease with two five-year extension periods. Having previously been available only in Manhattan, this lease reflects Buyk’s recent efforts to expand into other boroughs.
“We are very excited to welcome Buyk as the first retail space to call The Garnet home,” said Joseph Ferrara, Principal BFC Partners. “Being located in the center of Bed-Stuy makes this location incredibly convenient and will be a tremendous service to not only residents of The Garnet but to the greater community as well.”
The Buyk storeroom will reside on the ground floor of The Garnet and is the first retail space to be leased in the building. Couriers on bicycles pick up goods from the storeroom, which is a compact version of a typical grocery store, and then deliver orders right to the consumer’s door.
“Buyk has been actively expanding across New York and we plan to offer our ultrafast grocery delivery service to the entire city by the end of the year,” said Yana Pesotskaya, Head of the US Retail Operations at Buyk. “A key factor for such rapid growth is the ability to find high-quality real estate serving our needs. Therefore, we are very happy to work with The Garnet as we roll out our delivery service in Brooklyn.”

Buyk is a new service that launched in New York City on September 14, 2021. The company promises ultrafast delivery of groceries (15 minutes or less) and is unique in that the service is available without a minimum spend or delivery fees. Through Buyk, the speedy delivery of fresh groceries is more accessible than ever.
The Garnet is a 106,672 s/f mixed-use development located at 1620 Fulton Street in Bedford-Stuyvesant, Brooklyn. The 11-story building was designed by Shakespeare Gordon Vlado Architects. The building contains 12,000 s/f of retail space, which occupies the ground floor along with a community facility.
