DONE DEALS: Tail wags dog in Brownstone sale

What, with looming commission caps, rising online brokerage and the tech squeeze, it can be a dogs life for agents out there.
But the shoe was on the other foot for one potential buyer when they put in an offer for a classic Brownstone Brooklyn apartment.
Joan Goldberg at Brown Harris Stevens had a rush of offers when she listed the renovated two-bedroom with its own private roof deck at 312 Hicks Avenue in Brooklyn Heights (pictured top) at $1.125 million.
“The sellers were willing to price sensibly and we had a large response with multiple bids immediately,” said Goldberg.
The best offer came from a dog owner but, when the co-op reversed itself on allowing a dog, it was back to square one. However, that roof deck proved to be a big attraction. “We were showing in brutally cold weather, yet people insisted upon spending time on the roof,” said Goldberg. “When the buyer walked in, I knew she loved the space. Sometimes I can tell who the best buyer might be. She was a winner.”
Joel Moss of Warburg Realty brought in the buyer, who closed at $1,203,820 in a deal with just a 36 day life cycle.
