It’s been called “charming,“ “developing” and “diverse,” and when Doug Bowen and Zia O’Hara at Douglas Elliman took over the listing at 22 Lefferts Place in Clinton Hill (above), they worried the neighborhood would be their biggest challenge.
But when they cut $150,000 off the asking price of the fully restored brick townhouse and photographed it in white-box condition, it was snapped up for just north of $3 million by a young couple looking to plant some roots.
“Our main challenge was the perception of Lefferts Place as not being a desirable street,” said Bowen. “In reality, this part of Lefferts is leafy, quiet and charming, lined with lovely townhouses and a three minute walk to a myriad of amenities and the C train. “The other challenge was the seller’s furniture was very big. When our sellers moved out, we re-photograph the empty space and redid the lighting scheme. We quickly received an offer from people that had come to our first open house.”
The buyers said, “We imagined making it our home from the moment we first walked in and we picture ourselves raising a family there and being part of the wonderful Clinton Hill neighborhood for years to come.”
