DONE DEALS: Roundup of the week in residential sales

Citi Habitats agent Donna Kreeger recently turned what was originally a rental transaction, into a lucrative sales deal – that ended up working out perfectly for both buyer and seller.


The duplex condo at 313 West 119th Street in Harlem was originally listed by Kreeger as a rental for $6,995 per month.  Not long after, prospective tenants expressed serious interest, but they were looking for a dog-friendly building.  However, the board doesn’t allow tenants to keep pets – only owners.

Kreeger said, “They were planning on buying in the near future anyway, so they decided this home was worth moving up their timeframe.”

The sellers, now living in New Hampshire, consulted with Kreeger and decided they would be open to selling, and put a $2.35 million asking price on the property.  After some negotiation, they accepted a final sales price of $2.3 million.  Halstead’s Whitney Osentoski represented the buyers.

“This was a case when something was just meant to be,” said Kreeger.  “The property never even made it onto the sales market.”

The three bedroom, two-and-a-half bath home is located in the Brownstone II community (pictured top).  The unit boasts a private outdoor patio and the building has a common landscaped courtyard.
