Done Deals: Ready for transformation

An East Village apartment that was ripe for a gutting was recently sold by Warburg agent Domingo Perez Jr. when he helped the buyer see what it could become.

626 East 9th Street, 2F, a three-bedroom, 1-bath home sold for $701,000, six thousand dollars above ask, after being on the market for 36 days. To do this, Perez provided an alternative floor plan and kept virtual staging of the home, with its exposed original brick and light from three exposures, to a minimum. Ultimately, Perez said the buyer was convinced to act after seeing a transformation of a neighboring apartment in action.

“I showed him a video of the renovations in progress going on upstairs. The place was gutted down to the studs all walls down. The apartment looked enormous and a light bulb went off in his head,” said Perez. As for the buyer’s plans, the intention is now to add another bathroom and combine two bedrooms.

Though 2F was marketed as a good candidate for a renovation, Perez said there was a lot of interest.

“I had 67 groups in the first open house. Our CEO Frederick Peters always says there’s no better marketing than an apartment that’s priced right. The only challenge was that since it’s an HDFC building, the potential shareholder had to meet strict income restrictions.”
