
Compass agent Nikki Sun recently found the right buyer for a three-bedroom condo that was on the market for eight months because of high monthly payments. Sun said the buyer, a family from Georgia, immediately flew in to the city to see the home once they learned about it, because despite the high monthly costs — in place because the building was a land lease — the purchase price for the 1,281 s/f home was $990,000.
This was after it had been discounted from the original price of $1.375 million, and the discounts made the monthly $6,000 in taxes and common charges easier to bear.
“It was a three-bedroom condo when it’s really hard to find anything under $1 million,” Sun explained. “We’ve been monitoring the market. When there is a deal happening, a buyer will make a decision right away.”
The home is located at 2 South End Avenue, The Cove Club, in Battery Park City and Sun’s clients were drawn to the neighborhood as well as the property itself.
“My clients have two children and were relocating from out of state,” said Sun. “Battery Park City is surrounded by great schools.”
She had taken her clients to look at five different condo buildings in the area before they picked 2 South End.
“Even though this one is a resale, the seller did a great job on the renovation, and kept it in wonderful condition,” said Sun. “On another note, we closed just in time for them to use the address to apply to schools close by.”
