DONE DEALS: KWNY duo hit Soho sweet spot

Keller Williams brokers Ilan Bracha and Lisa Joa hit a sweet spot in pricing that sparked a bidding war over a Soho loft.
The pair listed Unit 5W at 565 Broadway at $3.9 million and sold it within 10 weeks for $4.2 million.
“After researching and analyzing the market, we realized there was a huge demand for large renovated lofts in SoHo,ˮ said Bracha. “By pricing the apartment well, we created an opportunity for a bidding war.ˮ
The war was won by a foreign buyer who swooped in with an all-cash offer for the 2,740 s/f unit.

The Soho sales market has been sizzling recenlty with the median sales price going up over a million dollars in the last year to $3,247,500, according to Trulia.
Average price per square foot for homes in SoHo was $2,036 in the most recent quarter, which is 46.37% higher than the average price per square foot for homes in New York.
