Cignature Realty Associates represented the buyers, Sugar Hill Capital Partners, and the Corcoran Group’s Sandy Wilson and Tony Oakley represented the sellers, 603-607 West 139th Street Residences, LLC, in the $5.45 million sale of two contiguous, five-story, walk-up apartment buildings at 603 and 607 West 139th Street.
There are 42 four, five and six room apartments in the two properties with a total of 43,770 sq. ft.
They are located west of Broadway at 139th Street, a thriving neighborhood near subway stations and bus stops, says Lazer Sternhell, CEO of Cignature Realty, which specializes in multi-family properties throughout New York City.
Both buildings are fully occupied and offer good potential upside for the new owners. They are located in the Hamilton Heights near Columbia University and City College of New York and in walking distance of Riverbank State Park on the Hudson River.
“The far upper West Side has become a choice destination for apartment hunters in New York City. In recent years, apartment property owners and investors have sought to expand their portfolios in this part of town as a result. The influx has created vibrant neighborhoods with excellent retail and restaurant options as well as easy commutes to midtown workplaces,” according to Sternhell.
