ATCO signs trio of deals at newly-acquired Garment District building

Six months after purchasing 240-246 West 35th Street, ATCO Properties has signed three long-term leases and renewals at the 18-story Garment District building.

Fidelus Technologies is extending its 11,070 s/f lease on the entire 6th floor for an additional five years. Barry Zeller of Cushman & Wakefield and Mitchel Kunikoff and Mo Dweck of Lee & Associates represented the tenant in the transaction. John Cinosky and Jarad Winter of ATCO represented ownership in-house.

Also renewing is Cablevision-owned media group Newsday LLC, which has taken a 10-year, 10,100 s/f lease on a portion of the 9th floor. Greg Kraut of K Property Group and Frank Pagano of Avison Young represented the tenant. William Cohen and Andrew Weisz of NewmarkKnight Frank represented the landlord.

Northstar Business Enterprises, publisher of The Source hip-hop magazine, has signed a new 1,728 s/f leasr for a a portion of the fourth floor. William J. McCollum of Prime Manhattan Realty represented the tenant in the transaction. John Cinosky and Jarad Winter repped ATCO. Asking rents were $56 psf in all three transactions.

ATCO acquired the building from RPW Group for $108 million last year .
