
All that glitters isn’t always gold — just ask Mark Schoenfeld at Corcoran.
Despite selling a boatload of apartments at 207 East 57th Street (pictured top) with colleague Joseph Pullen — including Oprah Winfrey’s penthouse — Schoenfeld couldn’t shift a three bedroom on the 34th floor.
The problem? The decor. “The client owned two properties with identical layouts – and the investment unit for sale didn’t show as well as his personal home due to the tenant’s incredibly bright furniture,ˮ Schoenfeld explained.

The solution? The agents showed the client’s “very aesthetically pleasing personal residenceˮ before bringing potential buyers up to show the unit for sale, giving those who toured a better feel for the potential of the unit.
The tactic worked and they closed a $3.75 million sale 34 days after listing the property at$3.795 million.
Said Schoenfeld, “Even when it’s a great building, has an excellent layout and beautiful light, if the apartment doesn’t look distinctive to potential buyers, it may not get the attention it deserves.”
