NEW DEVELOPMENTS: Leasing starts at The Lewis, Sotheby’s takes reigns at Roslyn Landing

Leasing underway at The Lewis

Douglas Elliman Development Marketing (DEDM) has launched leasing at The Lewis, the new rental building at 411 West 35th Street.
Located at the intersection of Hudson Yards and Chelsea, the property has been developed by West 35th Street SBXLVI, LLC a joint venture affiliate of Joy Construction and MADDD Equities with interiors designed by INC Architecture & Design.

The Lewis has 186 studio, one-bedroom and two-bedroom homes starting from approximately $3,000 per month.

Douglas Elliman Development Marketing is the exclusive leasing and marketing agent.

Eli S. Weiss, principal at Joy Construction, said, “We hope that residents of The Lewis will appreciate its design and ideal location, just moments away from major office buildings.”

Each unit has wide-plank oak hardwood flooring, custom Italian cabinetry, silk black Caesarstone countertops, paneled dishwashers and Liebherr refrigerators, full height tiled bathrooms, walk-in showers in select residences, Bosch washer/dryer, and soundproof double pane windows with retractable solar shades. Select residences also offer private terraces.

Amenities include 24-hour doorman and concierge; a resident lounge and alcove lounges on each of the building’s 12 floors; landscaped terrace; cardio and weight training rooms; bicycle storage; and a rooftop terrace with dining area and grills.

“Hudson Yards is undoubtedly one of the city’s hottest destinations. As the area’s residential footprint continues to expand, The Lewis serves as a unique addition, with interiors thoughtfully designed with a clear sense of style that strikes the perfect balance between high design and intimacy, setting the tone for the rest of the experience,” said JR Sena, senior marketing director at Douglas Elliman Development Marketing.

The development team behind The Lewis will be launching another luxury rental building in 2018; on West 35th Street between Dyer and 10th Avenue that will be named 445.

Douglas Elliman Development Marketing is also the exclusive leasing and marketing agent for these upcoming residences.

DGSIR takes reins at Roslyn Landing

Daniel Gale Sotheby’s International Realty has been named as the exclusive marketing and sales team for Roslyn Landing, a new luxury condominium development in the village of Roslyn.

Roslyn Landing

Roslyn Landing features two- and three-story townhomes, flat-over-flat condominiums and single family homes designed in a classic architectural style.

Surrounded by 12 acres of landscaped grounds, it is steps from the village’s favorite shops, restaurants and its movie house.

Residents can enjoy a waterfront promenade, fitness center, golf simulator, individual and group personal training and spa treatments from the Red Door Salon.

A clubhouse acts as the social center of the community, with a lounge, dining area, catering kitchen, billiards and grill area.

Children share a community playground, dogs have a run, and adults and families can ride bikes, kayak and paddleboard.

Roslyn Landing is a joint project of The Ranches, an established North Shore home builder, financed by G4 Capital Partners, a private equity group founded in 2005.

Henley on Hudson enters home strait

Buyers are moving into the final phase of homes at Henley on Hudsone, with 30 of the 67 modern condominium residences now closed.

With earlier phases of the 201-home waterfront community already completed and sold out, the new residential collection represents the final opportunities to reside within Henley on Hudson.

Henley on Hudson

“Henley on Hudson has defined our commitment to creating sophisticated residences that combine the appeal of waterfront living with upscale amenities, distinctive architecture, exceptional living spaces and proximity to Manhattan,” said Craig Klingensmith, Division President of Lennar’s Northeast Urban Division.

“It’s played an integral role in establishing the Weehawken waterfront as a refined residential destination. We’re thrilled that buyers continue to recognize all that this community has to offer.”

The remaining residences are priced from $875,000 and feature one-, two- and three-bedroom floorplans ranging in size from 1,165 to 1,998 square feet of living space.

Most of the single-level designs offer balconies or terraces to maximize the community’s views.

Amenities include a cardio fitness room, children’s playroom, lobby lounge and an outdoor garden terrace, 6,000 s/f clubhouse, fitness center, Yoga/Pilates room, children’s pay studio and an outdoor infinity pool.
