Early Christmas present in Queens

Leasing is underway at The Roosevelt, a new luxury rental in Jackson Heights, Queens.
Mike Schulte of Citi Habitats, the building’s exclusive agent, said the property is currently offering a promotion of one month free rent on an 12-month lease, or two months free rent on an 18-month lease.
Furnished model units are now available to tour at the new development located at 40-07 73rd Street in Jackson Heights, close to the R,M,E,F and #7 subways, making it just three stops from Manhattan.
The building’s 31 apartments all feature two full bathrooms, floor-to-ceiling windows, hardwood floors and private balconies.
Units also include gourmet kitchens with full stainless steel appliance package and marble counters.
Rents for convertible two bedrooms start at $2,400 a month, two bedrooms at $2,400 and three bedrooms at $3,600.

Modular homes open in Hempstead
Village Lofts, the first modular multifamily rental project in Nassau County, Long Island, opened for business last week.
Developed by La Cité Development, the 29-unit project in Hempstead offers both market-rate and workforce housing options with modern amenities and a luxurious feel.

The complex is comprised of one and two-bedroom units, including two duplex apartments. Market rate one-bedroom units start at $1,450; two-bedroom units start at $1,995.
Douglas Elliman’s Maria Boafo, Matthew Korman, and Orlando Frade are the exclusive leasing and marketing agents for the project.
“Village Lofts is going to provide a vital housing option for a lot of people in this community. In addition to bringing more people to the area,” said Dan Bythewood, president of La Cité Development LLC.
“There is nothing of this caliber at this price point on the market here. This project is a first for Nassau County, and I think it’s going to be a benchmark of success for future developments,” said Elliman’s Matthew Korman. The gated community offers homes with modern floor plans, wide plank maple wood floors, high ceilings, over-sized hi-tech windows, GE Energy Star appliances and a sleek, contemporary feel. New NoMad rental revealed
Invesco Real Estate unveiled the first phase of its new luxury rental INSTRATA NoMad, located at 10 East 29th Street.
Formerly known as the Madison Belvedere, Invesco acquired the property in November 2012 and has re-introduced it to the market under the company’s newly formed portfolio of luxury rental buildings in New York City known as INSTRATA Lifestyle Residences.
“We’re very excited to show the brokerage community all of the work that has gone into renovating the homes at INSTRATA NoMad over the last several months,” said Rob Neiffer, director, Invesco Real Estate.
“The building has been brought up to a whole new level, now offering the kind of condo-level finishes, appliances and amenity spaces found throughout the luxury portfolio.
“We look forward to the opening of our new leasing gallery in December and continuing to roll out exciting upgrades including the building’s roof deck.”
INSTRATA NoMad is a 48-story residential rental high-rise offering studio, one-, two- and three-bedroom apartments. Private balconies are found off many of the 404 apartments. Latest Beacon building shines
A new luxury rental building has opened at The Beacon in Jersey City.
Co-developers BLT and Metrovest launched leasing at The Paramount, a 23-story building featuring 232 modern residences, a suite of amenities and dramatic spaces within The Beacon’s collection of historically-restored buildings.
The developers leased-up the 126-unit Mercury and 158-unit Orpheum buildings earlier this year.
