NEW DEVELOPMENT: Saltmeadow opens in far Rockaway; Watermark making a statement in LIC

Cetra Ruddy designs Rockaway waterfront townhouses

Leasing is underway at JDS Development Group’s Saltmeadow, a 60-unit complex in Far Rockaway, Queens (pictured top).
The townhouse development designed by CetraRuddy features 30 two-family townhouses offering modern two – and three – bedroom homes near the sandy beaches and the newly reconstructed boardwalk on Rockaway Beach.
“Far Rockaway is one of New York’s most unique settings, with a burgeoning arts scene and sense of community that draws life from the water,” said CetraRuddy cofounder and design principal John Cetra, FAIA, a noted national leader in multifamily architecture.
“The Saltmeadow townhouses contribute essential new housing to this community, helping its rebirth with an innovative and unique way of living — modern, functional, and responsive to the history and context with a new and interesting approach. Working with JDS, we’re setting a higher standard for future growth here.”
Set within the flood zone affected by Hurricane Sandy in 2012, CetraRuddy’s resilient architectural design protects against storms and flooding.
All habitable spaces and electrical closets are built above the base flood elevation, while ground floors are laid out as storage, garage and unfinished areas.
Taking advantage of its location, all homes feature outdoor space and windows oriented to maximize water views. Leasing began this summer with rents starting at $2,650 per month.

Watermark making a statement in LIC

Twining Properties and Bedrock Real Estate Partners, in partnership with Principal Real Estate Investors, announced the launch of leasing at Watermark LIC, a boutique luxury rental in Long Island City.
Designed by Michael Arad of Handel Architects, the new rental offers 168 luxury studio, one- and two-bedroom residences.
Oversized floor-to-ceiling windows offer panoramic views of Manhattan.
Carole Bloom of The Bloomstone Group is the exclusive leasing agent for the property.
“LIC is an excellent fit for the Watermark brand, a luxury rental concept we developed in Cambridge, Massachusetts catering to tech-savvy, and connected tenants who want a fun and comfortable place to live, work and play.” said Alex Twining, CEO of Twining Properties.
“Watermark LIC will be one of the only new boutique buildings in Long Island City and will offer great layouts, as well as comfortable and unique social spaces that fit the way people want to live today.”
Located off of Jackson Avenue, the Watermark branded building includes keyless entry systems, NEST thermostats, energy efficient heat-pump units for heating and cooling, and LED lighting. It is on track to achieve LEED Silver Certification.
Amenities will include a Sky Lounge and Deck, a private roof-top gym with LifeFitness equipment, a garden and The Watermark Workbar, located off the lobby with a coffee bar, meeting rooms and a shared work space.
There will be a 24/7 concierge attended lobby, on-site resident manager and community manager, dog walking, laundry and cleaning services, as well as storage lockers and a bike room.

Red Hook townhomes hit market

Ideal Properties Group recently launched 307-309 Van Brunt Street in Red Hook.
The three-story two-family townhouses are for sale with corner unit 309 the first to hit the market at $3.299 million.
The townhouses are configured as three-bedroom, 2.5 bath duplexes over two-bedroom rental apartments with onsite parking for each.
The 25-foot wide structures feature loft-like floor plans that host living and dining areas anchored by central open-concept kitchens.
The kitchens have Nobilia cabinetry, white Caesarstone waterfall countertops, a French door Bosch refrigerator, retractable range hood, versatile drawer-microwave that doubles as a warming drawer and a classic Verona all-gas, five-sealed burner professional-grade stove.
The rear master suites are separated from two identical large front bedrooms by spacious alcove areas.
Floor-to-ceiling window walls offer double exposures on both the second and third floors and open to two rear balconies on each floor. 307-309 Van Brunt comes with plenty of closet space and a third floor dedicated laundry area.
