Less than four months after launching sales, HFZ Capital Group is announcing the 11 Beach building is 50 percent sold. Also, 11 Beach will list Penthouse B, the largest of the building’s two penthouses, for $22,500,000.

Penthouse B is being listed soon for $22,500,000. The 5,985 square foot duplex residence features an additional 1,947 square feet of outdoor space spread across two areas, including a spacious rooftop terrace with a triple-exposure, loft-like entertaining area and open kitchen. Much of 11 Beach’s sales success is attributed to the building’s prime Tribeca location, the gracious layouts and elegant finishes all with a level of bespoke craftsmanship created for a Tribeca lifestyle, as well as the building’s interior design by Thomas Juul-Hansen and architecture by BKSK Architects.
Among the residences in contract is one of the building’s three triplex townhouses, which is listed for over $10,000,000. It is a 4 bedroom, 4 bathroom 4,827 square foot home with a private entrance, dedicated elevator, multiple entertainment spaces and a private spa with a 50-foot stainless steel pool with a glass wall, steam room, sauna and rainforest shower.

Named after its address, 11 Beach Street, the L-shaped building is in Tribeca and has frontage on three sides. Built in 1910 the 10-story, loft building will be converted into 27 homes. The residences range from 3 to 5 bedrooms and include lofts, penthouses and townhouses.

Amenities include a landscaped roof garden, state-of-the-art fitness center, children’s playroom, 24-hour doorman and storage rooms available for purchase.

Thomas Juul-Hansen has designed the building’s interiors and he is widely known for his private residences and interiors work on One57, One York and several restaurants for chef Jean-Georges Vongerichten. Acclaimed New York-based firm BKSK Architects will re-envision the façade and oversee the building’s renovation with a rusticated brick base 
and beautifully preserved brickwork, including nods to history 
by incorporating classic 
terra cotta reinterpreted in
 a modern design.

HFZ selected the firm for its experience restoring a number of landmark Tribeca buildings into beautiful residences, often adding harmonious design elements and emphasizing iconic features. Closings are expected to begin late 2016.

Units up for rent in W’burg

By April 2014, following a year-long leasing program, the 351-unit luxury rental complex at 101 Bedford Avenue, between North 11th and 12th Streets, was 100 percent leased. But now as the earliest leases begin to expire, some of the spacious studio, one-bedroom and two-bedroom apartments may soon be available again.

Leasing to start in April for W’burg luxury rental
