The company, which occupies 63,000 s/f on the third floor at Trinity Real Estate’s 1 Hudson Square, is taking an additional 14,000 s/f at 225 Varick Street.
“Over the past decade, Hudson Square has become a hub for the creative and media community, providing a home for these companies that are so vital to the city’s future,” said Jason D. Pizer, president of Trinity Real Estate.
“We are delighted that Splashlight continues to grow and remains dedicated to the neighborhood. We are similarly pleased that another of 225 Varick’s media industry tenants, Optomen Productions, is also expanding at the property.”
Splashlight Photographic and Digital Studios, which has been a tenant at 1 Hudson Street since 2007, provides a portfolio of digital video products and services.
The expanded space at 225 Varick is set to house new studio facilities for its work with leading retailer Nordstrom.
Optomen Productions, a British television production company which currently occupies 12,800 s/f on the fourth floor at 225 Varick, expanded by approximately 4,700 s/f.
The firm signed a nine year expansion deal that is co-terminus with their original lease. The new space on the fifth floor of the building will house additional editing suites.
Originally completed in 1926, the building’s lobby has been completed renovated and offers 24/7 tenant access, onsite management and state-of-the-art security.
The 12-story, approximately 377,000 s/fbuilding is home to National Audubon Society and Workman Publishing. Retail tenants include New York Sports Club and HSBC. Asking rents in the building are in the $45 per square foot.
Trinity Real Estate was represented in house by Tom Lynch on both transactions while Michael Frantz of Newmark Grubb Knight Frank represented Splashlight Photographic and Digital Studios, LLC.
