Adams & Co. Real Estate brokered eight deals totaling 9,316 s/f at the Contemporary Fashion Showroom Building, located in the Garment District. James Buslik and Jeff Buslik represented the landlord as well as the tenants:
• A 1,563 s/fnew lease for Bella Lux. Although the details were not disclosed, asking rent was $49 per square foot. The tenant plans to use the space as an office and showroom for the sale of contemporary apparel at wholesale.
• A 1,478 s/f renewal for Mira Design Corp. Although the details were not disclosed, asking rent was $49 per square foot. Mira Design Corp plans to use the space as a showroom and office for the sale of women’s apparel, fashion accessories and related small items.
• 1,375 s/f renewal for Synergy Showroom. Although the details were not disclosed, asking rent was $49 per square foot. The company plans to use the space as an office and showroom for the sale of contemporary apparel.
• A 1,100-square-foot renewal for The Asmar Group Showroom. Although the details of the transaction were not disclosed, asking rent was $49 psf. The tenant plans to use the space as an office and showroom for the sale of contemporary apparel.
• A 1,100 s/f new lease for Nally & Millie. Although the details of the transaction were not disclosed, asking rent was $49 per square foot. The tenant plans to use the space as an office and showroom.
• A 900 s/f expansion for Stephanie Newmark, adding to the existing 5,441-square-foot space. Although the details of the transaction were not disclosed, asking rent was $49 per square foot. Stephanie Newmark plans to use the space for the sale of contemporary apparel at wholesale.
• A 900 s/f renewal for Sweet Romeo LLC. Although the details of the transaction were not disclosed, asking rent was $49 per square foot. Sweet Romeo intends to use the space for an office and showroom for the sale of contemporary apparel.
• A 900 s/f new lease for BIB Enterprises Inc. Although the details of the transaction were disclosed, asking rent was $49 per square foot. The tenant will use the space as an office and showroom for the sale of contemporary apparel at wholesale.

Admiral Real Estate announced the following leases:
• Joan Simon leased the last available space at Village Green in Ardsley to a reflexology spa. It will be located at 726 Saw Mill River Road, and is expected to open in early 2016. The spa will join other Village Green tenants Starbucks, GiGi’s Playhouse, Ardsley Veterinary Associates and Umami Sushi. Simon represented both the landlord and the tenant.
• Joan Simon completed leasing at Ardsley Shopping Center, adding Fitness Now to existing tenants DeCicco Family Market, TrustCo Bank, Nail Central, Ardsley Pizzeria & Bellantoni’s Tae Kwon Do. Simon represented both the landlord and the tenant.

EVO Real Estate Group, a member of NAI Global, has secured two new tenants to the roster of 29 West 36th Street:
•Jose & Maria Barrera, the jewelry design firm, leased 6,750 s/f and will relocate from 142 West 36th Street in January. Robert Frischman and Albert Wu of EVO represented both the landlord and tenant in the transaction;
• SPV, which provides space for psychology practices, leased 6,750 s/f.SPV is a new business that is intended to be a type of “We Work” model for the psychology profession. Robert Frischman, an executive vice president of EVO, and Albert Wu represented the landlord. The asking rent for both spaces was $45 psf. Jay Norris, director at Eastern Consolidated, is the exclusive broker for SPV LLC PsychWorks, which is developing a full floor of sound proof, loft-style office suites at the 11-story building. Greg Goldberg, associate director from Eastern Consolidated, assisted Norris with the deal.

Hunt Corporate Services, Inc. announced that National Oilheat Research Alliance has leased 3,786 s/f of office space at 131 East Ames Court in Plainview. Hunt is the exclusive leasing agent for the landlord/developer, Anton Cerrone Associates. David G. Hunt represented the landlord in the lease negotiations. John La Ruffa of NAI Long Island represented the tenant. National Oilheat will use the location for the purposes of conducting training classes. The space is being custom built to their specifications by the landlord.

Bussel Realty Corp. BRC announced that A B & S Warehouse/Amalfe Brothers Inc. has renewed its 29,053 s/f lease at 120 Fieldcrest Avenue in Edison, a 106,000 s/f industrial property. BRC senior vice president Herb Zimmerman has been AB&S’ brokerage representative for the past 40 years. The landlord for, Summit Associates, was represented in-house. Zimmerman and Vincent Visceglia of Summit Associates worked together on the seven-year renewal transaction.

CBRE Group Inc. arranged a lease with Affiliated Dermatologists & Dermatologic Surgeons, P.A., at 400 Valley Road, Mount Arlington. The tenant has signed a 3,782 s/f lease in the Class A building with a term of more than 10 years. The new lease brings the building to 98- percent occupancy. The CBRE team of Randy Eigen, first vice president, led marketing efforts and secured the lease on behalf of the property’s owner, while the new tenant was represented by Dan Ligorner, of Transwestern. Affiliated Dermatologist & Dermatologic Surgeons will be relocating from Town Centre 66 in Succasunna, N.J. The new space was built out to suit the tenant’s specific requirements.

Fast-casual sandwich franchise Jersey Mike’s Subs has opened at Galloping Hill Center in Union. The 68,000 s/fshopping center is exclusively leased and managed by Levin Management. Levin’s leasing representative Marcia Minton made the announcement.
CONNECTICUT
Jon Angel, president of Angel Commercial LLC, announced the long-term lease of a light industrial property located at 2170 Commerce Drive in Bridgeport. The half-acre site has been leased to British Motor Works LLC, operating as Jaguar Land Rover Centre. In July 2015, Land Rover of Milford purchased over two acres of industrial land on Commerce Drive that extended from Fairfield to Bridgeport for a new 18,752 s/f facility that will cater to the sales and service of Land Rover and Jaguar vehicles. Land Rover and Jaguar will join Audi, Porsche, and Infiniti, Mercedes and the planned Hyundai dealerships, strengthening the street as an automotive retail hub. The tenant was represented by Tommy Febbraio of Coldwell Banker.
