ABS Partners Real Estate secured a 7-year, 3,602 s/f expansion lease at 8 West 38th Street for Long Tail Ad Solutions, bringing the company’s total space in the building to 15,352 s/f. The video-solutions provider, currently occupies 11,750 s/f on the sixth floor and will begin to additionally occupy space on the ninth floor by April 2015. Ron Zimmerman and Andy Udis of ABS Partners Real Estate represented the landlord in the transaction, while Scott Brown of Newmark Grubb Knight Frank represented the tenant. Asking rent for the space was $49 per square foot.

DTZ negotiated a 10-year, 8,846 s/f lease at 12 East 49th Street on behalf of Black River Asset Management and Cargill Risk Management. Black River is a global asset management firm and an independently managed subsidiary of Cargill, a privately held company and leading supplier of food, agricultural, financial and industrial products and services. The firm is sharing the space with Cargill Risk Management, a provider of tailored commodity price risk solutions and hedging strategies in agriculture, energy, base metals and currency markets. Dirk Hrobsky, Christian Helgesen and Giorgio Versea represented Black River and Cargill Risk Management. Robert Bakst represented the building owner, Kato International.

The Kaufman Organization announced that Rosenwasser/Grossman Consulting Engineers (RGCE signed a 10-year, 8,000 s/f lease on the 20th floor at 519 Eighth Avenue. Steven Kaufman, president of the Kaufman Organization and Barbara Raskob, director of leasing oversaw the firm’s relocation to the Kaufman owned property with RGCE President, Benjamin Pimentel. The asking rent was in the $40’s per square foot range. The building is now 100 percent occupied.

Savitt Partners announced three new leases at 530 Seventh Avenue. The Savitt Partners team of Brian Neugeboren and Nicole Goetz worked with all the companies in negotiating the lease transactions on behalf of the ownership. The average asking rent was $58 psf:
• Triumph of Europe, Inc., an international maker of lingerie and shapewear, inked a lease expansion on the 14th floor. The company, which previously occupied 1,700 s/f on the 10th floor, extended its initial commitment and expanded its showrooms to 3,600 s/f.
• Mutyaar, Inc., a contemporary fashion company known for its Style House and Tangled Vines brands, has relocated its showroom from 485 Seventh Avenue to a 1,700 s/f on the 10th floor of 530 Seventh Avenue. Jared Freede of CBRE represented Mutyaar.
•Maoteng Group LLC, a designer of men’s sports t-shirts, leased 900 s/f of showroom space on the 24th floor.

Pliskin Realty & Development announced that Christopher M. Wierzbicki brokered a 5-year lease with options for Expedia CruiseShipCenters Franchise’s new location at 29a Merrick Avenue, Merrick, NY. Wierzbicki represented the tenant and consummated the transaction directly with the property landlords, Peter Spiliotis and Angelos Stamatelatos.

DTZ completed a 5,125 s/f lease expansion on behalf of Sherman Wells Sylvester & Stamelman LLP at 210 Park Avenue in the Park Place Complex in Florham Park, NJ, increasing the firm’s space to approximately 15,000 s/f. The DTZ team of Raymond Trevisan, William O’Keefe and Kelsey Nakamura helped the firm locate its initial headquarters with an eye towards flexibility for future growth.

Auto parts and accessories chain AutoZone has leased 7,500 s/f at 2500 Route 9 Plaza in Old Bridge. The announcement was made by Levin Management, leasing and managing agent for the 26,000-square-foot shopping center. Levin’s leasing representative Marcia Minton negotiated the long-term lease. Stephen Battista of Jeffery Realty represented the tenant in the transaction.

The Newark Downtown District (NDD) has relocated its headquarters and other operations to The Berger Organization’s Military Park Building at 60 Park Place in Newark. NDD’s 11,400 s/f commitment is the latest in a series of new leases and renewals at the signature 89-year-old, 250,000 s/f property.
