Broker Ivan Hakimian is marketing a townhouse at 134-136 East 74th Street, his first exclusive listing under his new brokerage, Hakimian Properties Inc, also known as HPNY.
The roughly 10,000 s/f property has over 37 feet of frontage and is between Lexington and Park Avenues.
“The two most important things about buying townhouse are location and frontage,” said Hakimian. “This property has both.”
“It’s on one of the best, quietest blocks of Manhattan,” he added.
Hakimian, who specializes in off market deals, is quietly seeking bids of around $26 million for the property.
The home consists of two townhouses that were combined between 1928 and 1930. It now consists of two duplexes, with a lower level duplex with 22-foot ceilings. In total, the five-story building has six bedrooms and nine bathrooms.
It also has around 1,300 s/f in developable air rights, but because the property is in a historic district, any façade changes and rooftop additions must be approved by the city’s Landmarks Preservation Commission.
The building also contains two retail spaces, which has housed an art gallery, but can delivered vacant.
Hakimian has been reportedly seeking experienced brokers for his new firm.
