Growing fashion software firm subleases Garment District space

Exenta, a provider of supply-chain management software for the fashion and toy industries, has signed a four-year, 11,200 s/f sublease to relocate its headquarters from 53 West 36th Street to 8 West 38th Street in Manhattan.

The tech firm is expanding its New York presence following significant recent growth with a prebuilt space on the seventh floor of the Garment District building.

Michael Kaufman, partner at The Kaufman Organization and Greg Albert, Associate Broker, also of Kaufman, represented the subtenant in the transaction.

Robert Kluge, Senior Associate at CBRE, represented the sub-landlord, GTT Communications. Asking rent in the transaction was $49 psfand Exenta is expected to take occupancy in September.

“Exenta was in search of a space to accommodate its recent exponential growth,” said Albert. “8 West 38th Street offers the firm a modern, prebuilt space complete with glass-finished conference rooms and a convenient location in the Garment District that allows the company access to the fashion and apparel industry it serves.”

Formerly known as Simparel, Exenta’s list of clients includes Maggy London, Bonobos, RG Barry, Hanky Panky, Mamiye Brothers and Outerstuff, to name a few.

“Rapidly expanding tech companies such as Exenta are increasingly drawn to the Garment District,” said Kaufman. “The Midtown area as a whole is becoming an attractive hub for innovative firms serving key industries in fashion, manufacturing, finance and technology. Exenta represents a bridge between the traditional tenants such as fashion companies and the rising tenancy of tech firms.”
