RKF has been named the exclusive agent for 46,500 s/f of retail space at 27-35 Jackson Avenue in Long Island City.

Director David Abrams, director Young Kim, and senior associate Alex Beard are marketing the opportunity on behalf of the owner, 27-35 Jackson Avenue LLC.

Located on the western block of Jackson Avenue, between 42nd Road & 43rd Avenue, the property consists of 24,000 s/f on the ground floor and 22,500 s/f on the second floor with 170 feet of frontage on Jackson Avenue and 75 feet of frontage on Hunter Street.

The building has 18-foot ceilings on the ground and 14-foot ceilings on the second floor. The retail space can be divided as small as 2,500 SF.

Formerly occupied by the U.S. Immigration Office, the property is near Academy of New Americans, Robert Wagner Jr. Institute schools, and the Court Square and Queensboro Plaza subway stations, which yield over 10 million in annual ridership.

It is bookended by new Tishman Speyer and Property Market Groups developments to the north, and 5Pointz and Rockrose developments to the south.

“For this property, we hope to secure one major tenant or a handful of strong smaller tenants to continue to add to the retail diversity of this in-demand neighborhood,” said Abrams.

He said the team is actively courting various retailers including grocery stores, gyms, sit-down or quick-service restaurants, home goods, clothing or furniture stores, pharmacies, or urgent care facilities.
