Douglaston welcomes bagel shop to Ohm

Douglaston Development announced that the firm has sealed a 1,200 s/f , 15-year, ground-floor lease for Kossar’s Bagels & Bialys at the Ohm in West Chelsea.

The retail space, located at 312 11th Avenue, represents Kossar’s second-ever location; the famed bagel eatery opened its original Lower East Side storefront in 1936 (pictured top).

Joshua Young, Vice President of Market Rate Operations at Clinton Managementthe property management affiliate of Douglaston Development, represented the landlord in the transaction. Peter Braus, Managing Principal and Co-founder of Lee & Associates NYC, negotiated the deal on behalf of the tenant.

“We’re thrilled to have Kossar’s Bagels & Bialys at Ohm, adding one of the oldest New York City bakery staples to the rapidly growing food and beverage offerings in the area,” Young said. “This lease marks Kossar’s first foray into West Chelsea and contributes to Douglaston Development and Clinton Management’s commitment to bringing authentic and dedicated businesses to West Chelsea.”

“Kossar’s is an authentic New York City institution that has had a loyal fanbase since its inception in 1936, said Braus. “We are excited to grow that customer base and provide the Kossar’s experience in West Chelsea, giving residents and visitors on the West Side the opportunity to enjoy their delicious hand-made goods on a regular basis.”

Upon its projected opening this fall, Kossar’s will occupy 1,200 s/f of ground-floor retail space just steps away from New York City’s new tech sector in Hudson Yards. Kossar’s will occupy space that was previously home to Via Trenta Pizzoteca and will join a wine purveyor and deli at the Ohm. The asking rent was $120 per square foot.

“Kossar’s was established at a time of uncertainty back in 1936, and in some ways, this past year has been similar with the uncertainty COVID-19 brought on, and the need for community that’s come out of it,” said Jonah Phillips, Partner at Kossar’s Bagels & Bialys. “Hudson Yards, like the Lower East Side, is a vision with community at its core, and we hope that Kossar’s will continue to grow and endure through the good and hard times for the next 85 years and beyond.”

Ohm, a 390,000 s/f is a full-service mixed-income rental building at 312 11th Avenue with 369 units.
