DONE DEALS: Round of the week in residential sales

It never pays to judge a book by its cover, according to Citi Habitats agent Carey Larsen, who recently sold unit #3C at 72 Berry Street in Williamsburg, Brooklyn (pictured top).

Larsen initially met the apartment’s seller five years earlier when she was searching for a rental apartment.
“Her price point for a rental did not reflect that she owned this beautiful condo,” explained Larsen. “When she showed me 72 Berry, I had to ask why she was moving if she owned this amazing home. She explained that she bought it as an investment and planned to rent it for more than she can afford. She was truly a savvy investor.”
The loft has original exposed brick and reclaimed wood beams, custom kitchen with marble countertops and stainless steel appliances.
In addition finding her client a rental, Larsen found a tenant for the loft
“Five years later, I received an email from my client telling me she wanted to sell the loft, as she found a new investment,” said Larsen. “To sell relatively quickly, we priced it at $1,500,000 and expected multiple above ask offers.”
Several did come in, including an all-cash offer that earned the seller a 70 percent return, closing at $1,573,000.
