Corcoran’s Kristina Ojdanic just set a new price per square foot record at 245 Park Avenue South, the popular Gramercy condominium.
She sold the two bedroom, 2.5 bath corner loft #6D for $3.295 million, or $2,328.62 psf. The previous record, for a penthouse sold in May, was $2,284 psf.
The apartment (pictured top) has 12 ft. ceilings, a coat closet, utility room with Bosch washer/dryer, a great room with an eco-smart fireplace and state-of-the-art kitchen. The master suite has several closets and CitiQuiet windows while the second en suite bedroom is located in the opposite wing.
According to Ojdanic, the buyers were particularly wowed by the high ceilings and “very large windows”.
Nick Parker from Douglas Elliman brought in the local buyers who went in with the highest offer, all cash.
The deal took 32 days from listing to signed contract.
