DONE DEALS: New plans for old manor

Steve McCulloch and Rich Hendey of Houlihan Parnes Realtors LLC have brokered the sale Alder Manor and Bosch Hall in Yonkers.

The 35,000 s/f manor house built in 1908 is listed on the National Register of Historic Places.

The 5.67 acres site also included a former school building known as Bosch Hall consisting of 51,000 s/f and built in 1962.

The property sold for a price of $5,500,000. According to the local Journal News, the buyer was Plant Manor LLC, an entity controlled by former Extell exective, Lela Gorin.

According to the New York Times, Goren is currenlty looking for equity partners for a $150 million conversion of a former power plant in Yonkers into an art exhibition center called the PowerHouse.

The Glenwood power plant buildings span 165,000 square feet across four acres.

In partnership with Ron Shemesh of Excelsior Packaging LLC, she has petitioned the town to turn Bosch Hall into a hotel with retail and commercial space that will include a restaurant, cafe, shops and meeting rooms.

The greenhouses would be turned into a“horticultural epicenter,ˮ while the grounds would become a public park with an amphitheate.

Gorin believs the plans to create a “regionally-significant cultural/institutional anchor.ˮ

“We look forward to adaptively reusing the BTI property into a world-class institution that will benefit all of Yonkers,ˮ she wrote in contract papers for the purchase of Bosch Hall.
