Beauty co. takes 73,000 s/f at Liberty Bklyn

Colliers has secured an eight-year, 72,848-square-foot lease for Prose, a fast-growing hyper-custom beauty product company at Liberty Bklyn, located at 850 Third Avenue in Brooklyn’s Sunset Park.

Colliers Senior Managing Director Richard M. Warshauer and Vice Chairman Marcus Rayner represented the tenant for the lease extension and expansion.

Colliers previously brokered the original 27,681-square-foot industrial lease for Prose at Liberty Bklyn in 2019. Since then, the beauty company has rapidly grown and as a result, required additional space to expand. This new lease will enable Prose to expand its manufacturing and logistics capacity for the brand’s customizable hair care products, continue to serve a dedicated consumer base and further establish itself as a market leader.

Prose’s new lease includes an additional 42,286 square feet on the adjacent fifth floor of the building and has also extended its existing lease and added 2,881 square feet on the fourth floor. The space will be used to expand Prose’s proprietary manufacturing facility and provide space for additional showroom, office and logistics space.

“Prose’s continued growth is a testament to the value local manufacturing can add to the lives of New Yorkers,” says Helen Nwosu, Prose VP of Social Impact. “Sunset Park is a community that is not only diverse, but extremely welcoming of immigrants and we are proud to create opportunities that contribute to the resurgence of a neighborhood that is a rich part of Brooklyn’s history.”

“We’re extremely pleased that the Colliers team was able to secure this extended space to meet our specific needs,” said Michael Nathenson, Prose CFO. “We’re grateful that the team enabled us to both retain and expand our state-of-the-art manufacturing facility, as well as secure marketing, office and warehouse space as we continue to rapidly grow.”

“This is truly a New York City manufacturing success story,” said Warshauer. “Prose is one of the fastest-growing hair care brands on the market, and their local facility expansion illustrates how New York is still a magnet for expanding, technologically advanced manufacturers.”

Liberty Bklyn features superior infrastructure designed with logistics and distribution in mind and offers tenants a premier Class-A facility along the authentic Brooklyn waterfront.  According to Jon Ratner, Managing Director, Madison Capital, manager of Liberty Bklyn, “We are pleased to accommodate Prose’s significant expansion and excited to see their growing organization house manufacturing, shipping and operations all at Liberty Bklyn.”

Colliers also helped secure new office space for the company in late 2019 at 10 Grand Street in Williamsburg, a new building in the old Domino Sugar Factory site.
