The Keller at 150 Barrow Launches Sales in Reimagined Historic Landmarked Hotel on West Village Waterfront

Aurora Capital Associates and William Gottlieb Real Estate, New York City’s leading owners, operators, and developers of mixed-use residential and commercial properties, today announced the launch of sales at the highly anticipated condominium, The Keller at 150 Barrow. Overlooking the vibrant West Village waterfront, the historic property is the first new development to launch in the coveted Downtown neighborhood in over four years. Demand for new development in the West Village is so high that The Keller already has over $50 Million in signed contracts, including the two penthouse residences with asking prices of $17.5 Million and $7.19 Million.

The Keller has a rich architectural pedigree that dates back to 1898 to its first iteration as a hotel frequented by the thousands of sailors coming in and out of the Hudson River Piers when maritime trade was at its peak. To give the property a new life, Aurora tapped BKSK Architects to completely reimagine the iconic Renaissance Revival-style building and transition it into its newest residential iteration. To accompany the pre-war property BKSK also designed a new, second structure that seamlessly marries The Keller’s rich history with a sophisticated update to provide a singular living experience through 24 beautifully constructed homes. Featuring striking Hudson River and Park views; a bespoke design; and a curated selection of indoor and outdoor amenities, The Keller takes its place in the most coveted neighborhood in Manhattan.

The Keller’s limited collection of light-filled homes ranges from one to four bedrooms. Its premier waterfront location ensures easy access to the neighboring Hudson River Park, a particularly compelling amenity as buyers today continue to flock to homes providing proximity and access to outdoor green space. European white oak flooring runs throughout the homes, featuring quarter-cut walnut-clad entry doors; high-efficiency central heating and cooling; and vented washers and dryers.

The condominium’s meticulously designed kitchens have been outfitted with custom cabinetry featuring a quarter-cut walnut finish paired with matte lacquer finish on ribbed panels to complement honed white Macaubas stone slab countertops and backsplash. Each kitchen includes a garbage disposal and seamlessly integrated refrigerator and dishwasher.

The walnut finish seamlessly connects the entertaining areas with the living quarters, extending into the primary and secondary bathrooms. Primary bathrooms feature a custom walnut-finished vanity with Manhattan dark marble stone slab countertops and sink; Honed Barri Grey tiled marble floors; Empress White marble slab bathroom and shower walls; and Kohler brushed nickel fixtures and accessories. Spa-like, secondary bathrooms include a 60-inch Duravit tub.

While The Keller’s thoughtful design delicately balances the property’s rich history, the building’s curated selection of amenities directly speaks to today’s buyer preferences. The full-service property includes a collection of indoor and outdoor spaces intended to provide residents with best-in-class social, entertainment, and wellness-focused experiences. Residents have the opportunity to relax in the Residents Lounge, which features custom millwork, a large-screen TV, a kitchen, and a bar, or put their bodies to work in a top-of-the-line fitness center. During the warmer seasons, a landscaped courtyard terrace and adjacent lounge with BBQ and kitchenette provide the perfect outdoor alternatives. Additional amenities include a children’s playroom, laundry room, bicycle storage, and package room with cold storage adjacent to the lobby. Private storage units are also available for purchase. To seamlessly draw the exterior in, The Keller’s inviting, 24-hour-attended lobby has been appointed with bespoke stone, wood, and metallic finishes as well as a custom reception desk.

“Buyers are looking for an attractive entry point into the West Village luxury real estate market, and very rarely does a boutique, full-service condominium offer this type of unit mix on a prime West Village waterfront”, said Stephen Ferrara, co-founder of The Hudson Advisory Team, the exclusive sales agents for The Keller.

“What makes The Keller so unique is its remarkable history. The chance to own a newly constructed home within a century-old piece of New York City architecture is a rare find. Buyers often seek properties that combine this type of character with luxury design and amenities. The Keller delivers precisely that, making it an exceptional opportunity”, said Clayton Orrigo, co-founder of The Hudson Advisory Team.

Manhattan’s West Village neighborhood has topped the list of New York City’s most sought living destinations for years thanks to its brownstone-dotted streets; central location; and plethora of restaurants, shops, and cultural institutions. Despite its ever-constant popularity, the area rarely experiences the arrival of ground-up new construction due to its historic roots, making The Keller an even more significant offering. In addition to being moments away from some of New York’s restaurant and retail favorites, the condominium is situated along Christopher Pier and Gansevoort Peninsula, a new riverfront park home to Manhattan’s first public beach.

“We have a deep appreciation for the architectural significance and history of Downtown Manhattan. The Meatpacking District and neighboring West Village have been a core focus for Aurora over the past decade, so when the property presented itself, we pounced on the opportunity to transform it,” said Bobby Cayre, CEO, and Managing Partner at Aurora Capital Associates. “The Keller spoke to us because of its unbeatable waterfront and park-side location coupled with the textured history of the building – we knew we had a special project on our hands. We’re thrilled to be launching sales and bringing a new development of this caliber to the West Village market.”

Compass Development Marketing Group and The Hudson Advisory Team are the exclusive sales and marketing firms for The Keller. Pricing starts at $2.62M. For further information please visit; email, or call 212-858-0150.
