OliveMill Holdings Begins Repositioning Iconic 18-Story Dallas Building

OliveMill Holdings is kicking off a multimillion-dollar renovation at 2801 North Central Expressway, one of Dallas’ most recognizable buildings located on US Highway 75 and the former home of The Richards Group.

Renovation of the 240,000-square-foot Class AA building includes rebranding as One West Village. The updated tower will include a refresh of the bottom floor, bathrooms, lobby finishes and elevators. Further, there will be an addition of locker rooms, a fitness center, coffee shop, tenant lounge and conference areas, and outdoor patio.

“This is an iconic building on a major Dallas thoroughfare, and this redevelopment will update the building to provide companies the amenities needed to meet today’s office environment,” said Ryan McManigal, Founding Partner of OliveMill Holdings. “These renovations will create a best-in-class office surrounded by an amenity-rich neighborhood in the highly walkable West Village.”

Developed in 2015, the 18-story building is known for its three-story social, cascading stairs that serve as a vertical main street and place of interaction and intersection. The staircase provides dynamic lines of movement that activate and invigorate the floorplans while threading the spaces together. The staircase atrium features a highly transparent glass skin, while moving up the stairs provides a 360-degree view of the building’s interior and exterior. One West Village is located in the highly walkable and amenity-rich West Village, near a DART stop and the McKinney Avenue Trolley line.

The renovation will encompass a complete redesign immersed in natural light, rich textures and the allure of resort hospitality while maintaining a classic feel. Renovations will kick off in March and are scheduled for completion by late Summer 2023.

“This renovation will reposition One West Village as a highly inviting office space as companies strive to attract their teams back to the office,” said McManigal. “The building is a great fit for professional services, finance, law firms, tech firms or other companies seeking to offer their teams modern office space in an amazingly walkable location.”

Currently, One West Village has eight floors of available office space with 30,000 square feet floor plates totaling 240,000 square feet. The building features floor-to-ceiling glass with incredible panoramic Dallas views. The well-known staircase is available for larger tenants on the upper floors, but the space can also be utilized by smaller tenants taking a full floor or less. The building also includes remarkable ingress and egress.

OliveMill was founded in 2021 as a fullservice firm focused on investing, leasing, management services, and development. The company targets assets located in high-growth commercial and employment centers to maximize returns and value. 

Partners on the building acquisition and repositioning include Angelo Gordon and Hunt Realty Investments. Gensler is leading the design. In addition to leading the renovation, OliveMill leases and manages One West Village.
