Touraine a smash hit
Toll Brothers, Inc. announced its first closings at The Touraine, its luxury 22-story building at 135A East 65th Street on the Upper East Side.
The building includes 22 residences with one to five bedrooms, and one to five-and-a-half baths.
To date, 21 of the 22 condos are under contract and the first 15 have been delivered to residents.
Toll Brothers now expects that by July 31, 16 units representing $50.7 million in sales, will have been delivered. The remaining five units under contract, representing $38.3 million of revenues, along with the associated earnings, are now expected to be delivered early in the fourth quarter.

Three new projects unveiled
Blackhouse, a New York based real estate group, announced three new luxury residential real estate projects.
As part of the company’s commitment to bringing foreign architecture and cultural sensibilities to the world’s great cities, the development plans include Casa Bella Artes with Workshop/apd based in Manhattan, Soori High Line, designed by Singaporean firm SCDA, and an upcoming project on Bowery designed by Brazil-based Isay Weinfeld.
“Blackhouse collaborates with world-class architects and innovative designers to offer a distinctive portfolio of properties that change the narrative of real estate development in New York,” said Sean Ludwick, partner at Blackhouse Development.
“We look forward to offering our global buyers the ultimate in forward-thinking luxury design with international sensibilities.”
Casa Bella Artes and Soori High Line are scheduled to begin construction in January 2014 and should both be completed within 24 months.
Designed by Workshop/apd, Casa Bella Artes will feature six luxury condos with 12-16 ft. ceilings designed for showcasing fine works of art and sculptures.
Soori High Line, developed by Blackhouse and Oriel, will have 27 luxury apartments with interior pools, a Japanese restaurant and lobby bar, modern design and iews of the High Line and Hudson River.
Designed by Singaporean SCDA, Soori High Line will have a contemporary authentic Asian-inspired design. Each apartment will be customizable as well as offer state-of-the-art appliances and technology features.
Blackhouse’s third project, Maison Dragão, on the Bowery, is designed by São Paulo based architect and designer Isay Weinfeld.
The building will feature 25 high-end luxury condos with personalized concierge services and a boutique restaurant on the ground floor.

Green rentals really moving
Bedford-Stuyvesant’s newest rental development, Acacia, is the first residential building to attain Leadership in Energy and Environmental Design (LEED) Gold certification in the neighborhood.
MNS, the exclusive leasing and marketing team, is close to fully leasing the building, which opened in late December 2012 and includes 105 luxury rentals.
Green features that helped Acacia achieve LEED gold status include 100 percent fresh filtered air in corridors, multiple programmable thermostats in each apartment, EnergyStar appliances, water-conserving fixtures in kitchens and bathrooms, floor-to-ceiling Low-E windows and energy-efficient lighting.
Instead of relying on the public electrical grid, Acacia has its own power plant, the neighborhood’s first on-site cogeneration plant.
The “co-gen” power plant creates electricity from natural gas and is capable of providing back up power during blackouts.
Additionally, Acacia’s reflective roof was constructed out of materials to reflect the sun’s rays instead of absorbing them leading to reduced energy and a cooler building. Acacia was also built using recycled and regional materials.

New LIC rental filling up fast
Bizzi & Partners Development announced that sales are now underway at their second New York City development: The Leonard, a new condominium in Tribeca.
Upon completion in the summer of 2014, The Leonard — a converted circa 1904 neo-classical building – will have 66 apartments and an array of luxurious amenities.
Douglas Elliman Development Marketing is onboard as the exclusive sales and marketing agency.

Leasing underway at
Laguna
Laguna, the newest property in the Newport neighborhood of Jersey City, is now available for renting.
Already 40 percent leased, the 19-story Hudson River-waterfront building has 158 one, two and three-bedroom residences.
The Laguna marks the first of the master-planned community’s final phase of development, which will surround the neighborhood’s award-winning 4.25-acre park, Newport Green.
