Okada & Company announced that Burner Law Group, P.C (formally Nancy Burner & Associates, P.C), headquartered in Suffolk County, is expanding it’s presence to New York City with the lease of 1,996 s/f at 45 West 34th Street. David Ho of Okada & Company represented the tenant and Dana Moskowitz, Richard Price, and Robert Rosenberg of EVO Real Estate Group represented the landlord. 45 West 34th Street is a property acquired jointly by the principals of EVO Real Estate Group, Newmark Holdings, and Okada Acquisition Company in 2012. The property underwent a $15 million gut renovation project, and is now 96 percent leased. Burner Law Group will continue its operations at its other two locations in East Setauket and Westhampton, NY.

RHYS Commercial announced a new 10-year lease signed at 1019 Central Park Avenue in Scarsdale in Westchester County with Orange Theory Fitness, one of the world’s top fitness studio franchises with more than 450 locations throughout the US and Canada, UK, Mexico, Columbia, Australia and the Dominican Republic. Orange Theory will occupy 3,040 s/f of the former Golfsmith retail space on Central Park Ave. The 40,000 s/f retail center is anchored by Buy Buy Baby and Best Plumbing Tile & Stone. RHYS Commercial’s Tyler Lyman and Ryan Stranko represented the landlord, Ginsburg Development and David Townes of Ripco represented Orange Theory Fitness.

Bussel Realty Corp. (BRC) announced The Gradus Group LLC has leased 76,640 s/f at 140 South Avenue in South Plainfield, New Jersey, a 119,935 s/f industrial building. Senior Vice Presidents Earl Lapides, Stephen Nozza and John Cascio of BRC represented the owner, Teitelbaum Partners, LP, in the transaction. The Gradus Group was represented by Imperial Real Estate. The Gradus Group will utilize 140 South Avenue for the warehouse and distribution of the photography, video, audio, computer, home and portable entertainment products it sells. 140 South Avenue in South Plainfield, New Jersey is located directly off Exit 4 at I-287, and is near Exit 10 of the New Jersey Turnpike.

Sunrise Supply has leased 11,000 s/f of warehouse space at 150 Commerce Road in Carlstadt. Key Properties owns the fully leased, 30,000 s/f Meadowlands industrial building. Sunrise Supply is relocating from another Carlstadt address, according to Key Properties’ Jonathan Schlussel. Alan Frankel and Ron Schechter from Team Resources served as tenant brokers in the transaction. 150 Commerce Road offers overhead doors, tailgate loading and parking. A portion of the single-story building is air conditioned. The property sits less than 30 minutes from New York City and the Port of Newark.

• EOS Energy Storage signed a 10-year lease for 3920 Park Ave., a 63,500 s/f freestanding brick building located in Edison, NJ. EOS Energy Storage provides energy storage solutions for utilities and commercial and industrial facilities. The owner of the building is United States Land Resources of Morristown, NJ. David Zimmel, CEO, Zimmel Associates, represented both the tenant and landlord in the transaction.
• Outer Stuff Ltd, a designer, manufacturer and marketer of children’s sports apparel, expanded from 10,000 to 16,000 s/f in a ten-year lease at 60 Walnut Avenue, Clark, NJ, a 46,000 s/f office building owned by TAK Realty and Investment, LLC.
• Fink Rosner Ershow-Levenberg, LLC, attorneys at law, leased 4,500 s/f on a long-term basis at 60 Walnut Avenue. Zimmel Associates exclusively represented the buildin on behalf of the owner.
