Adams & Co. Real Estate brokered a 3,099 s/f new lease for Jacob Ash Holding, Inc. at 10 West 33rd Street, also known as the Fashion Accessories Center. David Levy, principal, represented the landlord Ten West Thirty Third Associates, while T.J. Garner of Prime Manhattan Realty represented the tenant. Jacob Ash Holdings will utilize the 10th floor space for general and executive offices in addition to a showroom for the company’s fashion accessory products. Although the details of the transaction were not disclosed, asking rent was $55 psf.

New Street Realty Advisors announce a lease between BLDG Management, the owners of Teresa Towers at 2090 Adam Clayton Powell Boulevard, and Kane Ventures. The building is situated on the west side of Adam Clayton Powell Boulevard between West 124th Street and West 125th Street. Kane Ventures leased approximately 1,300 s/f on the sixth floor and will take occupancy of the space immediately. Joshua Kaufman, Joshua Gettler & Matthew Gorman of New Street Realty Advisors, acted on behalf of the Tenant, while Paul Walker and Joseph Mangiacotti of CBRE, Inc. represented the Landlord.

O’Connor Davies, LLP, one of the oldest yet fastest-growing accounting and advisory firms in the U.S., has expanded by nearly 10,000 s/f and extended the term of its existing 35,580 s/f lease at 500 Mamaroneck, a property in Harrison, NY owned by Empire State Realty Trust, Inc. With this transaction, O’Connor Davies will occupy more than 45,000 s/f on two floors through 2026. It is both the third expansion and third lease extension for the firm, which first moved into the property in 2001. Jeffrey H. Newman, senior vice president of ESRT. represented the landlord, along with senior leasing associate Kimberly Zaccagnino and leasing associate Tara Long. John McCarthy of McCarthy Associates represented O’Connor Davies in the lease negotiations.

Okada & Company announced the lease of the 3,700 s/f retail space at 369 Seventh Avenue, New York, NY. Global courier FedEx Corporation has signed a long-term lease for their FedEx Office brand, and will serve people and businesses in the Penn Station and Midtown submarkets. The space, consisting of 2,700 s/f space on the ground floor and 1,000 s/f in the basement, had an asking rent of $275 psf. Joshua Strauss and Taryn Talmadge of RKF represented FedEx. Francis Leung, David Ho, and Christopher Okada of Okada & Company represented the landlord.

Covington Fabric & Design LLC, a prominent home furnishings company founded in 1944, has renewed its 7,200 s/f lease for showroom and office space at 470 Seventh Avenue. Covington will continue to maintain its headquarters in the property through 2020. Marc Schoen and Brian Neugeboren of Savitt Partners represented Covington Fabric & design LLC in the five-year lease transaction. Steven Kaufman acted on behalf of the ownership, the Kaufman Organization.

NEW JERSEY

The International Organization of Masters, Mates and Pilots (MM&P) has leased 4,000 s/f of office space at The Berger Organization’s 570 Broad in Newark. The 200,000 s/f 15-story office building is located at 570 Broad Street. Harlan Hollander of Cushman & Wakefield represented MM&P.

Denholtz Associates, a privately held, fully integrated real estate development, investment and management company, has signed a long-term lease with Topflight Jr. Sports Academy, Inc., a gymnastics/cheerleading instruction company, to occupy 20,090 s/f of the corner building located at 2W Chimney Rock Road in Bound Brook, N.J. Kristine Hurlbut, Senior Vice President of Leasing at Denholtz Associates, made the announcement. Jordan Zimmel of Zimmel Associates represented the tenant and Denholtz Associates in the transaction.

Alfred Sanzari Enterprises announced that Nippon Paint (USA) Inc. (NP-USA) has renewed its 3,400 s/f lease at Glenpointe Centre East in Teaneck, N.J. Located at 300 Frank W. Burr Blvd., Glenpointe Centre East is part of the mixed-used Glenpointe complex, owned and developed by Alfred Sanzari Enterprises of Hackensack, N.J. The transaction was negotiated in-house by Alfred Sanzari Enterprises.
