Flagship commercial building in Greenpoint up for sale

Cushman & Wakefield is exclusively marketing 696 Manhattan Avenue, a flagship commercial building located on a corner of Manhattan Avenue in Greenpoint. The firm is currently taking offers for the property.

Brendan Maddigan, Ethan Stanton, and Michael Gigante of Cushman & Wakefield are marketing the three-story building on behalf of ownership.

“696 Manhattan Avenue is an iconic corner building well-suited for conversion to a flagship retail or office asset,” said  Maddigan in a press release. “The site offers incredible accessibility throughout the boroughs via the Nassau Avenue G subway station with an entrance directly across the street. From there, it’s about a 20 minute commute to Grand Central Station.”

The masonry elevator building features 8,850 square feet across three stories with an additional 2,950-square-foot basement. The site totals nearly 12,000 square feet in usable space. The building will be delivered partially vacant and with three tenants that are all operating with expired leases and month to month agreements. With a large corner footprint, high ceilings and versatile mixed-use zoning, the property can aptly accommodate boutique office, co-working space, multilevel retail and high-end residential.
