Rick recently sold a one bedroom, 1-bath condo at 403 East 62nd Street for 22% more (or $104,000) than the exact same layout just two floors below, which sold less than three months earlier.
Said Rick, “My client was under water with her mortgage after she refinanced in 2005. Initially, she wanted to rent the apartment out, but I convinced her to also list for sale. We overpriced the listing at that point so she wouldn’t lose money on the deal. Over time, the market did the rest.”
Rick recognized that the market for condos was strengthening rapidly. “We let the market rise to our price and terms,ˮ he said. “We ultimately held out for several weeks as the market continued to rise. After 120 showings and turning down more than 10 below-ask offers, we got original asking price of $595,000 and the client walked away with substantial money in her pocket.”
The new owner — brought in by Brian Silvestry of BSRG Realty — works as an architect and was a first-time buyer. He liked the central location for restaurants, shopping and easy access to transportation.
