Construction underway at 147 Columbia in Florham Park

Construction is underway at 147 Columbia in Florham Park, announced developer Garden Communities. The boutique multifamily rental community will bring 126 luxury apartments with lifestyle amenities to one of Morris County’s most sought-after suburbs.

Located at 147 Columbia Turnpike on a former office building site, the project underscores growing momentum for the adaptive reuse of obsolete commercial properties in New Jersey. In this case, multifamily represents the best and highest next-generation use, noted Garden Communities’ Scott Loventhal, managing director.

“Sustained demand for high-quality multifamily housing continues unabated,” said Loventhal. “We took full advantage of this well-located site to create an intimate rental community in a desirable municipality with limited new housing inventory.”

147 Columbia will feature one- and two-bedroom apartments in two buildings. Floor plans average 1,200 square feet, and select apartments will feature dens. Planned on-site amenities include a fitness center, yoga room, lounge and reserved covered parking. Outside, green spaces will include a promenade with seating.

The community’s pedestrian-friendly location, moments from downtown Florham Park, adds to its appeal. 147 Columbia will offer future renters a coveted address near shopping and dining, entertainment, parks, business centers, institutes of higher education, and healthcare facilities. Locational advantages also include easy access to major highways and public transportation, and proximity to dynamic neighboring communities like Livingston, Morristown, Madison and Chatham.

147 Columbia is Garden Communities’ second Florham Park project currently under development. Loventhal is also leading the team behind Parc North, a collection of 49 luxury townhomes and carriage home-style residences, where sales continue at a brisk pace.

As one of the region’s most active developers in its high-end niche, Short Hills, N.J.-based Garden Communities has a robust multifamily project pipeline that will introduce dozens of new communities in the tri-state area over the next several years. The company is recognized for its responsive, hands-on approach to property operations, and its focus on meeting the needs and desires of modern renters.
