Done Deals: Roundup of the week in residential sales

Being a mom helped City Connections Realty agent Laki Igrutinovic secure the perfect address for her client.

When her buyer balked at sky-high Brooklyn retail rents, Igrutinovic suggested the day care owner look at buying the Prospect Heights brownstone she was listing.

Sitting on a 20 by 50 ft. lot with three floors and a total of 3,000 s/f of interior space — plus air rights for possible future expansion — Igrutinovic, a mom-of-one, knew the property was similar to other daycares in the borough.

The deal, however, took some working. The house at 932 Pacific Street had 35 code violations, a side-walk violation and a sitting tenant.

Igrutinovic negotiated the price down from $2.35 to $2.2 million, an agreement for the violations to be cleared by the seller and the property to be delivered vacant.

The buyer had to put additional funds into escrow when the side-walk wasn’t repaired and agree to pay a fee every day until it was fixed.

“It took two escrow accounts and many phone calls to the bank and attorneys but, in the end, buyer and seller were satisfied with the outcome,” said Igrutinovic.
