
The geeks responsible for one of the hottest concepts on YouTube have moved to bigger offices.
Alloy Digital — the media firm responsible for SMOSH, a teen site that is the most-subscribed YouTube channel, according to analysts VidStatsX — has signed a sublease for nearly 30,000 s/f at 498 Seventh Avenue.
Jones Lang LaSalle completed a sublease, totaling 29,416 s/f, for Alloy Digital LLC with Liquidnet Holdings Inc. The firm signed a six-year lease at the 880,000 s/f office building and will relocate from Chelsea Market.
Alloy Digital, was represented by Alexander Chudnoff, executive managing director; and Dan Turkewitz, senior vice president, both with JLL. Liquidnet was represented by Howard Fiddle and Joe Mangiacotti with CBRE Inc. The building is owned by George Comfort & Sons Inc.
Chudnoff commented, “Alloy Digital is one the many tech firms that have relocated to this submarket from Chelsea Market, and other areas of the city. Although its new offices are roughly the same size as its previous location, the digital media firm will be able to take advantage of the greater efficiencies provided by 498 Seventh Avenue and consolidate its staff onto a single floor.ˮ
Liquidnet will redevelop the space for Alloy Digital and manage the construction process.
