Stars align for quick sale


Citi Habitats agent Sarah Rose Katz was set to leave for Italy on a family vacation when an offer on her sales exclusive at 1628 Second Avenue #3C fell through.
Meanwhile, her colleague Josh Thissell was working with clients looking for a rental for their daughter who was moving to NYC to attend nursing school.
When they couldn’t find the right rental, Josh suggested they check out apartments for sale instead — and took them to see Katz’s listing.
“What sold them on the unit was the fact that the place was simply a great deal,” Katz explained. “It is a large one-bedroom condo with a pass-through kitchen. Because it lacked a doorman and condo amenities, it was priced $60,000 lower than the next least expensive condo on the market on the Upper East Side.
“The stars aligned and while I was in Italy, I received a call from Josh that his clients wanted to make an offer. They paid full $549,000 asking price, all cash — and we closed in seven days, just before the daughter’s classes started.”
