Melar getting a makeover
Rose Associates is overseeing an extensive renovation program at The Melar, a 22-story property located on 93rd Street and Broadway in Manhattan.
Built in 2007, The Melar is a 143-unit luxury rental building. While individual apartments are being renovated as they become vacant, Rose’s larger program has focused on The Melar’s lobby and fourth floor amenity spaces, which include a resident lounge, an outdoor terrace and a full fitness center.
“This building is by no means dated, but we have been working with the owners to renew the lobby and amenity spaces in response to resident feedback,” said Mark Motley, a managing director at Rose, which is the exclusive managing and leasing agent at The Melar.
“Our intent is to improve the resident experience by increasing the usability of these spaces. This is achieved in a variety of ways, from updating finishes to adding features.”
In the building’s fourth floor resident lounge, Rose has added sitting areas, furnished by Bo Concept and Design Within Reach. Residents can rent the lounge, or utilize a portion of it, for their own gatherings.

The terrace was given new Kugler lighting, and a variety of sitting areas now feature parapet lounge chairs designed by Manutti.
“Leave it to Max, the concierge service, recently began operating in The Melar, and the amenity spaces are being regularly programmed with such things as holiday parties and other events,” said Motley.
The Melar’s 1,600 s/f fitness center has also been renovated and the lobby will soon receive new Italian marble floors, sofas, chairs, ottomans and drapery.
Rose continues to lease apartments at The Melar as they become available. Rents range from roughly $2,795 for a studio to just over $7,800 for a two-bedroom.

One Morningside Park tops out
Brown Harris Stevens SELECT announced that One Morningside Park, a new development at the juncture of Central Park and Morningside Park, has topped off at 22 stories.
Located at 321 West 110th Street, One Morningside Park is a new condominium featuring 54 one-, two- and three-bedroom residences that range in size from 661 – 2,144 s/f and current prices from $925,000 to over $4 million.
Sales launched in fall 2013 and construction is expected to be completed in spring 2014.

Residents of luxury Williamsburg development 101 BEDFORD will need to cross the street to McCarren Park’s ice skating rink if they want to slide around on the ice this year.
Nearly 8,000 s/f of sidewalks that surround the four-building complex at 101 Bedford Avenue, between North 11th and 12th Streets, have been heated just in time for winter.
“This new development is the latest in a long line of amenities and features that we implemented on behalf of the residents here,” said co-developer Yoel Sabel of Halcyon Management. “Heating the sidewalks sends the message that we prioritize both their safety and comfort.”
