Midwood Investment & Development breaks ground on 210 South 12th Street in Philadelphia

Midwood Investment & Development, a national real estate investment and development firm, founded in 1925, announced today that it has broken ground on 210 South 12th Street. The 32-story, mixed-use building consisting of 378 rental apartments and two floors of prime retail space is located in the Washington Square West neighborhood of Philadelphia.

“The building’s award-winning team of architects and engineers led by Rogers Stirk Harbour + Partners (RSHP) and BLT Architects collaborated to create a beautiful mixed-use residential building that will take its place on the Philadelphia skyline,” said John Usdan, CEO of Midwood Investment & Development. “We look forward to welcoming residents to this building in a vibrant neighborhood in the middle of Center City for years to come.”

The building, clad in glass and aluminum material, will feature sun-filled apartment homes, select units will include inset residential balconies. It will also host a broad range of amenities highlighted by a 30th-floor rooftop lounge and private event space with panoramic views of the Philadelphia skyline. The floor also showcases a beautifully landscaped outdoor terrace. An expansive third-floor amenity program features an outdoor pool and sundeck and presents a contemporary fitness center with a yoga studio, sauna, games room, conference space, and a lounge perfect for watching the game or hosting a party. Off the attended lobby, the ground floor also features an intimate space furnished with a fireplace overlooking a curated lush garden. Residents of the building arriving by car will be dropped off under the covered porte-cochère, adjacent to which will be a subgrade automated parking garage, fully enabled for electric vehicle charging.

“210 South 12th Street provides a sensitive counterpoint to the existing 19th-century urban fabric that characterizes this Center City site,” said Richard Paul, Partner, Rogers Stirk Harbour + Partners. “Articulated through the vocabulary of its architectural detailing and materiality, it will infuse new life with its active 12th Street frontage to this well-established neighborhood and add a sleek and elegant contribution to the city’s skyline profile.”

Based in London, RSHP has attracted global critical acclaim and garnered some of the most prestigious awards for seminal projects across Europe, the Americas, Asia and Australia. The practice has produced innovative, beautiful, sustainable, and practical architecture. A focus on providing flexible spaces separated from service elements means RSHP’s buildings are adaptable and resilient in a world where technology is changing rapidly.

Washington Square West is not only one of the most conveniently located neighborhoods in Center City Philadelphia, it’s also one of the chicest. Its cobblestone streets and historic buildings offer old-world charm as the backdrop for trendy shopping, exquisite cuisine, hip coffee houses, and a buzzing nightlife.
