Law firm Litchfield Cavo, gaming group ESA take 37,413 s/f at the Graybar Building

Law firm Litchfield Cavo and video game industry group Entertainment Software Association have signed leases totaling over 37,000 s/f at SL Green’s 420 Lexington Avenue.

Litchfield Cavo, a litigation defense firm, signed a 26,639 s/f lease. The firm renewed for its current 18,275 s/f of space and took an additional 8,346 s/f.  Entertainment Software Association, meanwhile, extended its 10,774 lease through late 2022.

“We’re delighted that Litchfield Cavo and Entertainment Software have each elected to renew and or expand with us” said Steven Durels, the executive vice president and director of leasing and real property at SL Green.

The property is a 31-story building located between East 43rd Street and East 44th Street. The tower is currently 98 percent leased. Tenants include Xerox subsidiary Conduent, the Metro-North Commuter Railroad Company and insurance firm New York Life. Last year, the building was designated as a New York City Landmark ahead of the rezoning of the area around Grand Central Terminal.

Cushman & Wakefield’s Michael Burlant represented Litchfield Cavo. Newmark Grubb Knight Frank’s Michael Morris, meanwhile, represented the tenant in the transaction. Adam Weissleder negotiated both deals in-house on behalf of SL Green.
