Leonard Steinberg has sold the gut renovated townhouse at 146 Waverly Place for $23,282,933.
The Compass power broker listed the house at $22 million last September.
Developers, Robert Kaliner of Ascend Group and Jeff Davidson, bought the home for $10.2 million in 2013, then spent about $8 million turning it into a showhouse.
The six-story, seven-bedroom brick home now measures about 7,500 s/f and has a roof deck, a terrace off the den and a roughly 800 s/f garden with an outdoor kitchen.
City records list the buyer as Waverly Place 146 LLC. Mr Steinberg had no comment on who that is, although state records indicate it is a foreign entity.

Earlier reports in September claimed the apartment had sold for its asking price of $2.45 million.
The 20-year-old previously purchased the two-bedroom, two-bathroom apartment at 256 Bowery with her mother, reality star Yolanda Foster of The Real Housewives of Beverly Hills, in 2014 for $1.92 million, but decided to sell it after being repeatedly harassed by a stalker at the building last summer.
Frederik Eklund of Douglas Elliman represented Hadid on both the purchase and sale of the apartment.
She reportedly recently looked at a $6.49 million apartment at 10 Bond Street with singer boyfriend, and former One Direction member, Zayn Malik.
