The Feil Organization announced plans to renovate the lobby and entryway at 7 Penn Plaza in the Penn Station submarket.
Construction is slated to commence early 2012 with an estimated completion date in third quarter 2012.
The appointed architect is Goldstein, Hill & West Architects, LLP.
7 Penn Plaza is a 17-story commercial office building located on 7th Avenue in the emerging Penn Plaza District. Built in 1921, the property currently features 24/7 access, an attended lobby, and six passenger elevators.
The new lobby will feature a grand two-story soaring entrance with an abundance of natural light, canopied entrance, modern reception desk, cove lighting and granite finishes.
According to David Turino, Director of Commercial Leasing at The Feil Organization,
“The new lobby will provide a dramatic entrance as well as the sophistication of a thoroughly modern class A corporate office building. It will announce to the world that 7 Penn Plaza is an exceptional building in a vibrant Manhattan location.”
“The new lobby design is meant to be sensitive to the original structure,” stated Karen Asprea, Director of Interior Design at GHWA.
“We used warm traditional materials, such as honed limestone for the flooring and walls, bronze panels for the elevator doors and white/cream onyx to accent the reception desk. The warm colors make the space comfortable, while the clean lines keep the feeling of professionalism in a commercial space.”
Located across the street from Penn Station and Madison Square Garden, 7 Penn Plaza is situated in the heart of the revitalized Penn Plaza District, one of New York City’s most up-and-coming commercial locations.
The 7 Penn Plaza lobby renovation coincides with several of the area’s ongoing developments such as Moynihan Station, Brookfield’s office building project, the Hudson Yards Special Purpose District, and the No. 7 train extension.
The burgeoning environment is yielding a change in tenancy as well.
Starbucks recently signed a 20,000 s/f corporate lease with The Feil Organization at 7 Penn Plaza.
The Seattle-based coffee company is establishing its new East Coast headquarters at the Penn Plaza location and will occupy nearly 80% of the 15th floor come summer 2012.
“This lease is indicative of the evolving tenancy and upgraded credit and quality of the tenants that are coming into this market than what traditionally had been here 15 years ago. We are now attracting investment grade corporate organizations that are seeking better quality assets and we are happy to accommodate them,” said Brian Feil, vice president of leasing.
