DONE DEALS: Buyer takes a leap of faith with over ask offer

An eager buyer took a leap of faith when she put in an over ask offer on an Upper East Side apartment.

Janet Wilkinson and Susan LeFevre of Keller Williams NYC, said their buyer fell in love with unit 11N at 310 East 70th Street.

“We were working with a repeat customer who is no-nonsense and is extremely busy with her work,ˮ said Wilkinson.

“We basically had a five block radius to work with. She knew exactly where she wanted to buy, the same location as her rental at the time. She knew she wanted an open floor plan. and wen I showed her 310 East 70th, she liked it immediately.ˮ

The 900 s/f one bedroom with an open floor plan had been listed by Tracie Hamersley and Elizabeth Hamersley, Douglas Elliman for $795,000.

“Work to move in was minimal and timing to move in was starting to look pretty perfect as it related to her lease expiring,ˮ said WIlkinson.

“We sat down and looked at the competition on the market and she decided to take a leap of faith and offer more than the listing price because we both felt that this apartment had the potential to attract a lot of interest. She went for it and she got it. A very happy buyer.ˮ
