DONE DEALS: Bolls strikes gold

When William Bollswas asked to sell Upper West Side one-bedroom with its own back yard, he knew he had real estate gold on his hands.


“Quality inventory still hard to come by in the west 70s and 80s, especially with private outdoor space,ˮ said the Corcoran agent, who listed the renovated unit at a competitive $820,000.
The bids started coming in the first weekend of showings, mostly from New Yorkers who planned to finance the purchase, said Bolls.
It was his fellow Corcoran agent Gino Filippone  who brought in the local winning bidder. “My buyer was willing to go the extra mile to secure the purchase,ˮ said Filippone. “When it was disclosed to him how much the sellers put into the outdoor space, nothing was going to stop him. He just had to have this apartment.ˮ
As well as the perfectly perfect back yard — it has fully grown trees, an ivy wall, bluestone and old brick hardscape, gas grill and accent floodlights — the co-op at 121-123 West 80th Street was fully renovated.
After just 13 days, the sale closed at $860,000.
